Anne Enterprises LLC
Owner Introduction Partner Program
Program terms and conditions
The Anne Enterprises LLC Owner Introduction Partner Program rewards approved participants who make genuine, relationship-based introductions between Anne Enterprises LLC and property owners interested in short-term rental management for properties they already own.
This program applies only to introductions for short-term rental management services provided by Anne Enterprises LLC. It does not compensate participants for performing real estate brokerage services.
1. Program scope
Anne Enterprises LLC provides short-term rental management services, including listing management, pricing strategy, reservation management, guest communication, cleaning and maintenance coordination, and related operational services.
The program applies only to specifically identified properties already owned by the prospective client at the time of referral.
2. Qualifying referral
A qualifying referral requires the participant to personally and materially facilitate the relationship between the prospective property owner and Anne Enterprises LLC.
The participant must identify the owner and the specific property currently owned by that person, provide sufficient information for Anne Enterprises LLC to contact the owner directly, and facilitate a direct introduction.
Simply providing names, contact information, property records, public records, databases, lead lists, purchased leads, or similar information does not qualify.
The participant’s involvement must meaningfully contribute to establishing the relationship that results in the owner engaging Anne Enterprises LLC.
The participant may introduce the parties, explain the short-term rental management services provided by Anne Enterprises LLC, encourage direct communication, facilitate an initial conversation or meeting, and follow up on the introduction.
The participant is not authorized to negotiate management fees, contractual terms, rental terms, guest terms, or occupancy terms on behalf of Anne Enterprises LLC.
Anne Enterprises LLC will independently evaluate the property, explain its services, negotiate its management agreement, and determine whether to accept the owner and property.
3. Referral submission procedure
A participant who wants to claim a referral must submit it to Anne Enterprises LLC before the prospective owner signs a management agreement with Anne Enterprises LLC.
The referral submission must include the prospective owner’s full name, the address or other sufficient identification of each property being referred, sufficient contact information for Anne Enterprises LLC to communicate directly with the owner, and the participant’s full name and contact information.
The participant must also facilitate a direct introduction between the owner and Anne Enterprises LLC. The introduction may be made through email, text message, group message, telephone introduction, meeting, or another method that reasonably demonstrates that the owner is aware of the introduction and that the participant personally facilitated the connection.
Submitting information about an owner without directly connecting the owner with Anne Enterprises LLC does not qualify.
Anne Enterprises LLC may request additional information or documentation reasonably necessary to verify the referral and the participant’s involvement.
A referral becomes registered only after Anne Enterprises LLC confirms acceptance in writing. Until that confirmation is issued, no referral or compensation rights exist.
4. Referral registration and expiration
A registered referral remains valid for 90 calendar days from the date Anne Enterprises LLC confirms the registration.
The owner must enter into an eligible management agreement with Anne Enterprises LLC for the registered property during that period.
If no agreement is signed within 90 days, the referral expires unless Anne Enterprises LLC expressly extends the registration in writing.
After expiration, no compensation is owed if the owner later engages Anne Enterprises LLC unless Anne Enterprises LLC approves a new registration or extension.
5. Eligible properties
Only properties specifically identified in the registered referral and already owned by the prospective client at the time of registration are eligible.
If the owner has multiple existing properties, only those specifically identified and accepted by Anne Enterprises LLC are included.
The referral does not attach permanently to the owner. Properties purchased, acquired, inherited, developed, transferred to, or otherwise obtained after registration are not included.
6. Existing leads and non-qualifying submissions
A referral does not qualify if the owner was already a client of Anne Enterprises LLC or was already in material discussions with Anne Enterprises LLC concerning management of the property before the introduction.
Mass submissions, automated referrals, lead lists, database exports, public-record searches, scraped records, and similar submissions do not qualify unless the participant independently satisfies the relationship and introduction requirements in Section 2.
7. Referral ownership and duplicate claims
A referral belongs to the participant whose qualifying introduction is accepted and confirmed by Anne Enterprises LLC.
Referral ownership is based on the actual introduction and material contribution to establishing the relationship, not simply on who first submits a name or contact information.
If multiple participants claim the same owner or property, Anne Enterprises LLC may consider the timing and substance of each introduction, the participant’s relationship and communication with the owner, who directly connected the parties, and whether Anne Enterprises LLC was already communicating with the owner.
Once Anne Enterprises LLC confirms a participant for a specific owner and property, that registration will control unless it was obtained through materially inaccurate, incomplete, misleading, or false information.
Anne Enterprises LLC’s good-faith determination regarding duplicate claims is final for purposes of this program.
8. Partner acceptance
Participation in the Anne Enterprises LLC Owner Introduction Partner Program is subject to acceptance by Anne Enterprises LLC.
Anne Enterprises LLC may approve or decline any prospective participant at its discretion.
Acceptance into the program does not guarantee that any submitted referral will qualify, that Anne Enterprises LLC will accept any referred property for management, or that any compensation will become payable.
Anne Enterprises LLC may require a participant to provide identification, payment information, tax documentation, contact information, or other information reasonably necessary to administer the program.
Anne Enterprises LLC may suspend or terminate a participant’s eligibility to submit new referrals if Anne Enterprises LLC determines that the participant has submitted false, misleading, abusive, duplicate, mass-generated, or otherwise non-qualifying referrals, violated these Program Terms, or acted in a manner inconsistent with the purpose of the program.
Termination of a participant’s eligibility to submit new referrals does not, by itself, eliminate compensation already earned from a previously accepted qualifying referral, subject to these Program Terms and the applicable five-year maximum compensation period.
9. Partner compensation
For an eligible client and registered property, Anne Enterprises LLC will pay the approved participant 25% of the management fees actually collected and retained by Anne Enterprises LLC from that property.
The 25% is calculated only on the management fee earned by Anne Enterprises LLC, not on the property’s total booking revenue, gross rental revenue, guest payments, owner payout, or other amounts associated with the property.
For example, if a reservation generates $3,000 in rental revenue and Anne Enterprises LLC earns a $480 management fee from that revenue, the participant’s compensation attributable to that management fee is $120, which equals 25% of $480.
If Anne Enterprises LLC collects $1,000 in management fees from an eligible property during a payment period, the participant’s compensation for that period is $250.
Only management fees actually received and retained by Anne Enterprises LLC are included in the calculation.
Rental revenue, cleaning charges, taxes, security deposits, maintenance charges, repairs, reimbursements, supplies, insurance proceeds, guest damage reimbursements, platform fees, owner reimbursements, and other amounts collected or processed in connection with the property are excluded.
If Anne Enterprises LLC receives different management fees from multiple reservations during the same month for an eligible property, the applicable management fees may be combined for purposes of calculating the monthly 25% compensation.
Compensation is paid solely for the qualifying introduction to short-term rental management services and not for a sale, lease, tenant placement, guest placement, property acquisition, financing, negotiation, or other real estate brokerage activity.
10. Compensation period
The 25% compensation continues while the referred client continuously maintains an eligible management relationship with Anne Enterprises LLC for the registered property and Anne Enterprises LLC continues collecting management fees from that property, for a maximum period of five years.
The five-year compensation period begins on the date Anne Enterprises LLC first receives a management fee from the registered property.
No compensation is payable after the five-year anniversary of that date, even if Anne Enterprises LLC continues managing the property or the referred client remains a client.
If the management relationship ends before the five-year period expires, the participant’s right to future compensation for that property ends at that time.
If the same owner later returns to Anne Enterprises LLC after the management relationship has ended, the previous referral does not automatically reactivate or restart the five-year period.
There is no guaranteed minimum payment.
11. Payment timing
Compensation is calculated monthly.
Management fees actually collected and retained by Anne Enterprises LLC during a calendar month will ordinarily generate the corresponding participant payment within 30 calendar days after the end of that month.
Anne Enterprises LLC does not advance compensation on amounts that are invoiced, booked, scheduled, expected, pending, or not yet received.
Anne Enterprises LLC may require payment information, taxpayer information, tax forms, identity information, or other documentation reasonably necessary to issue payment.
Payment delays resulting from missing, inaccurate, or incomplete information supplied by the participant are not considered late payments.
12. Reporting and adjustments
Anne Enterprises LLC will provide a compensation statement for each period in which payment is due.
The statement may identify the registered property, qualifying management fees collected, the 25% calculation, adjustments, and the amount payable.
Anne Enterprises LLC is not required to disclose confidential owner information, guest information, proprietary business information, or records unrelated to verifying the compensation calculation.
The participant must report any claimed statement error in writing within 30 calendar days after receiving the statement.
If a management fee is later refunded, reversed, disputed, charged back, credited, written off, or otherwise returned, Anne Enterprises LLC may adjust current or future compensation accordingly.
The records of Anne Enterprises LLC concerning management fees, adjustments, and payments will control absent a demonstrated error.
13. No brokerage services
Participants are not retained by Anne Enterprises LLC to procure buyers, sellers, landlords, tenants, lessors, lessees, purchasers, or guests.
Participants may not, on behalf of Anne Enterprises LLC, negotiate the sale, purchase, lease, rental, occupancy, or financing of real property, collect rent or deposits, execute agreements, or represent themselves as agents or employees of Anne Enterprises LLC.
Anne Enterprises LLC does not compensate participants under this program for helping an owner locate, purchase, acquire, sell, lease, or finance real property.
14. Independent relationship and compliance
Participants are independent parties. Participation does not create an employment, partnership, joint venture, brokerage, agency, fiduciary, franchise, or representative relationship with Anne Enterprises LLC.
Participants have no authority to make contractual commitments or binding representations on behalf of Anne Enterprises LLC.
Each participant is responsible for complying with laws, licensing requirements, professional standards, contractual obligations, disclosure requirements, and other requirements applicable to that participant in the jurisdiction relevant to the participant and the referred property.
If participation requires approval, disclosure, payment through another entity, or another compliance measure, the participant must inform Anne Enterprises LLC before payment becomes due.
Anne Enterprises LLC may require supporting documentation, direct payment to a legally permitted recipient, modify payment procedures, suspend compensation, or decline a referral when reasonably necessary for compliance.
Anne Enterprises LLC will not knowingly compensate activity that applicable law requires to be treated as licensed real estate brokerage activity.
15. Client choice
Property owners remain free to decide whether to contact, interview, engage, continue using, or terminate Anne Enterprises LLC.
Participants may explain the services offered by Anne Enterprises LLC and encourage an owner to communicate with Anne Enterprises LLC, but may not make false or misleading representations or state that the owner is required to engage Anne Enterprises LLC.
16. Taxes
Participants are responsible for taxes arising from compensation received under this program.
Anne Enterprises LLC may require appropriate tax documentation and may report payments as required by law.
17. Client acceptance and program administration
Anne Enterprises LLC retains complete discretion regarding whether to accept any referred owner or property.
Referral registration does not obligate Anne Enterprises LLC to enter into a management agreement.
Anne Enterprises LLC has sole discretion, exercised in good faith, to administer the program and determine whether a referral satisfies these Program Terms.
18. Program modification or termination
Anne Enterprises LLC may modify these Program Terms prospectively or stop accepting new referrals at any time.
Unless otherwise required by law or expressly agreed in writing, a prospective modification will not by itself eliminate compensation already earned from an existing qualifying referral during its applicable compensation period while the eligible management relationship remains continuously active.
19. Severability and compliance with law
Nothing in these Program Terms authorizes conduct prohibited by applicable law.
If a provision conflicts with applicable law, it will be interpreted, limited, or severed to the minimum extent necessary while preserving the remaining provisions and intended purpose of the program.
20. Acceptance of terms
Submitting a referral, participating in a qualifying introduction, or accepting compensation through the Anne Enterprises LLC Owner Introduction Partner Program constitutes acceptance of these Program Terms.
